Short Sale in Rochester, MI

Hello guys,

This is my first time buying a home. Please pardon me if I’m not doing like a pro.

I looked at a 1990 built, 2700 SQFT colonial. It is listed as short sale. I like the floor plan, location, school district, commute etc.

The seller is willing to give 6% (of purchase price) concession towards closing costs, prepaid, points etc.

The house needs work. Small things like latches, raised nails, exterior painting, interior painting etc, some of which I can take care by myself. I also see some drive way repair, deck angling towards the structure etc., which I’m sure the inspector will point out.

The listing agent works in the same office as my agent. It is listed at $190k. My agent says there have been multiple offers at 175k that got rejected, and there are 2 pending offers at 183k and that I should offer 185k.

My questions are

1) Can I demand the previous rejection offers so that I know for sure what my agent is telling is the truth and they both are not playing games against me?

2) I don’t want to lose this house. So, if I offer 170k, will it scare the seller away without a counter offer?
